1. Introduction

Welcome to Opperman Chalets. These Terms and Conditions (“Terms”) govern your use of our website and services. By making a reservation or using our services, you agree to be bound by these Terms.

2. Booking and Reservations

2.1 Booking Requirements

  • All guests must be 18 years or older to make reservations
  • Valid identification required at check-in for all guests
  • Group bookings only: we do not mix different groups to ensure your privacy
  • Maximum capacity: 8 couples across 4 chalets

2.2 Chalet Allocation

  • Chalets 1 & 2: Accommodate 2 adults OR 2 children (each with 2 double beds)
  • Chalets 3 & 4: Accommodate 2 adults maximum (each with 1 queen bed)
  • Chalets 3 & 4: Extra daybed available on request for 1 child under 10 years
  • We reserve the right to allocate chalets based on group composition

2.3 Pricing Structure

  • Rate: N$3,000 per person per night
  • Includes: accommodation, breakfast, and dinner
  • Children 0-4 years: stay free when sharing with an adult
  • Children 5-10 years: 50% discount when sharing with an adult
  • Rates quoted in Namibian Dollars (NAD) and include applicable VAT
  • All rates subject to change without prior notice

2.4 Booking Confirmation

  • Reservations require payment or deposit as specified
  • Booking confirmation email constitutes acceptance of these Terms
  • Full payment required before arrival

3. Payment Terms

3.1 Payment Methods

  • Bank transfer (preferred for international guests)
  • Credit card payments where applicable
  • Payment must be received to confirm reservation

3.2 Currency

  • All rates quoted in Namibian Dollars (NAD)
  • Foreign exchange fluctuations are guest’s responsibility
  • Current exchange rates apply at time of payment

4. Cancellation Policy

Important: All cancellations must be submitted in writing to reservations@wildernis.com.na

4.1 Cancellation Fees

  • 31+ days before arrival: 10% administration fee
  • 15-30 days before arrival: 25% cancellation fee
  • 8-14 days before arrival: 50% cancellation fee
  • 0-7 days before arrival or no-show: 100% cancellation fee

4.2 Force Majeure

Cancellations due to circumstances beyond reasonable control (natural disasters, political instability, travel restrictions) will be considered on a case-by-case basis.

5. Accommodation and Facilities

5.1 Chalet Amenities

Each chalet includes:

  • Air conditioning
  • Nespresso machine with complimentary pods
  • Bar fridge stocked with water
  • Towels and bathroom amenities
  • Adapter plugs
  • Hairdryer
  • Private and separate from other chalets for maximum privacy

5.2 Shared Facilities

Guests have access to:

  • Farmhouse (main building) for all meals
  • Boma area for evening fires
  • Swimming pool (unfenced, use at own risk)
  • WiFi available at Farmhouse only

5.3 Property Rules

  • Animals roam freely between chalets
  • Never walk alone outside designated areas, especially after dark
  • Maintain safe distances from all wildlife
  • Quiet hours: 11 PM to 6 AM
  • Smoking permitted in designated outdoor areas only
  • The swimming pool is not fenced. Guests with children take full responsibility for supervision. A pool cover can be provided for families with very young children upon request.

6. Included Services

6.1 What’s Included in Your Rate

  • Accommodation in private chalet
  • Daily breakfast served at Farmhouse
  • Daily dinner (BBQ or home-cooked meal) served at Farmhouse
  • Nespresso pods, tea, coffee, and milk
  • Water in chalet fridge
  • Towels and bathroom amenities
  • Daily housekeeping service
  • Access to boma and swimming pool
  • WiFi at Farmhouse (limited bandwidth)

6.2 What’s NOT Included

  • All drinks (except water, tea, coffee, and milk)
  • Lunch
  • Laundry services
  • Safari activities (game drives and bush walks)
  • Personal expenses
  • Gratuities

7. Optional Extras and Activities

7.1 Safari Activities

Game Drives: N$450 per person

  • Children 0-4 years: free
  • Can be booked at check-in

Bush Walks: N$450 per person

  • Minimum age: 8 years (no exceptions for safety reasons)
  • Full price for all participants
  • Can be booked at check-in

7.2 Additional Meals

Lunch: N$250 per person

  • Must be pre-booked at time of reservation
  • Essential for guests staying multiple nights

7.3 Booking Activities

  • Game drives and bush walks can be arranged at check-in
  • Lunch must be requested at time of reservation due to remote location requiring advance shopping

8. Wildlife and Safety Disclaimer

8.1 Wildlife Interaction

  • Wild animals roam freely and are unpredictable by nature
  • Guests must follow safety instructions at all times
  • Opperman Chalets is not liable for wildlife-related incidents when safety protocols are followed
  • Guests participate in all activities at their own risk

8.2 Health and Safety

  • Guests responsible for appropriate travel insurance
  • Medical facilities are limited in remote areas
  • Guests must disclose medical conditions that may affect participation in activities
  • Emergency evacuation costs are guest’s responsibility

9. Property Use and Conduct

9.1 House Rules

  • Treat the property with respect
  • No removal of plants, rocks, or artifacts from the property
  • Respect conservation efforts and environmental guidelines
  • Report any damage immediately to management

9.2 Damage and Liability

  • Guests liable for any damage to property or equipment
  • Additional charges may apply for excessive cleaning or repairs
  • Guests responsible for personal belongings at all times
  • Secure storage available for valuables
  • Management not liable for lost, stolen, or damaged personal items

10. Travel and Accessibility

10.1 Location Access

  • Ideal stopover for self-driving tourists en route to Bushmanland, Khaudum Park, or Caprivi
  • Detailed directions provided upon booking confirmation
  • 4WD vehicle recommended for access road

10.2 Travel Documentation

  • Valid passport required for international guests
  • Visa requirements are guest’s responsibility
  • Check current entry requirements for Namibia before travel

11. Communication and Special Requirements

11.1 Dietary Requirements

  • Must be communicated at time of booking
  • Advance notice essential due to remote location requiring shopping trips
  • Special occasion arrangements available with advance notice

11.2 Operational Information

  • WiFi available at Farmhouse only with limited bandwidth
  • Property operates on generator power with occasional maintenance
  • Water conservation important in arid environment
  • Mobile phone coverage may be limited

12. Environmental and Conservation

  • Guests expected to respect environmental initiatives
  • Minimize environmental impact during your stay
  • Respect wildlife corridors and designated paths

12.2 Sustainable Tourism

  • No removal of natural materials from the property

13. General Provisions

13.1 Governing Law

  • These Terms governed by laws of Namibia
  • Disputes subject to jurisdiction of Namibian courts
  • Good faith resolution of disputes preferred

13.2 Modifications

  • Management reserves right to refuse service
  • Terms may be updated with notice on website
  • Continued use constitutes acceptance of modified terms
